How to Apply for e-Khata (e-Aasthi) Online in Karnataka: Step-by-Step Guide with Screenshots

A complete walkthrough of the Karnataka e-Aasthi (KMDS) portal — from Google search to payment confirmation — with actual portal screenshots at every step.

The Karnataka government has digitised all urban property ownership records through the e-Aasthi portal — managed by KMDS (Karnataka Municipal Data Society) for CMC (City Municipal Council) areas. If you own property under any Urban Local Body (ULB) other than BBMP, this is your portal. This guide walks you through every screen you will encounter, with actual portal screenshots.

Which portal is this for?
This guide covers eaasthi.karnataka.gov.in — the KMDS/CMC portal used by all Karnataka municipalities outside BBMP (e.g., Mysuru, Hubballi, Mangaluru, Davangere, and hundreds of smaller CMCs). BBMP properties have a separate portal at bbmpeaasthi.karnataka.gov.in.

Key Eligibility Rules
Only properties with a PID Number can currently apply. Property tax payment for the running assessment year is mandatory. For properties with multiple owners, only one owner can apply. Measurements must be in metres / square metres only.
Phase 1 Search the Portal & Login

Search for the e-Aasthi Portal on Google

Open your browser and search for eaasthi.karnataka.gov.in. Click on the first official result.

Select “Existing Khata” or “New Khata”

On the e-AASTHI home page you will see the eKhata section with two options:

  • Existing Khata — for digitising your current paper/manual Khata record
  • New Khata — for a fresh property registration after a recent purchase

The KMDS helpline number is displayed prominently on the home page.

Login with Mobile Number & OTP

The login screen asks for your Mobile Number and a simple arithmetic captcha. Solve the captcha, then click Get OTP.

Once the OTP arrives on your mobile, enter it in the field that appears and click the green Login button.

Phase 2 Read Instructions & Fill Property Details

Read the Important Instructions Page

After login the portal shows a mandatory Important Instructions page. Read this carefully before proceeding:

  • Title Deed is mandatory
  • Only properties with a PID Number can apply currently
  • In multi-owner properties, only one owner may apply
  • Property tax for the running year must be paid before applying
  • Owner name is pulled from DigiLocker — no manual changes allowed
  • All measurements must be in metres / square metres

Enter Property Details

On the Property Details form, fill in all location fields using the dropdowns: District, City/ULB, Ward No. & Name, Block No., Street, Municipal No., and Old Property ID.

After selecting your district and ULB, the ward and block dropdowns populate automatically. Fill all fields and click Save. The system fetches your Aasthi number and auto-fills the old property ID.

Step 5c — After saving, the Aasthi No. and Old Property ID are auto-populated. Click Confirm to proceed.
Phase 3 KAVERI Registration Data & Area Confirmation

Fetch KAVERI Registration Data

Scroll down to the KAVERI REGISTRATION DATA section. Choose your registration timeline:

  • Registered after 01-04-2004: Enter your Registration Number — the portal fetches deed details from Kaveri 2.0 automatically
  • Registered before 01-04-2004: Upload scanned title documents manually

Enter your Registration Number in the format DSP-X-XXXXX-YYYY-YY and click Fetch Kaveri Document Data. The Saved Deeds table populates with your deed details.

You are then asked whether to use the Area in Kaveri System or enter a new area. If the Kaveri area matches your physical deed, select it and click Continue.

Phase 4 Owner Details & Aadhaar e-KYC

The Owner Details section shows the owner name pulled from the Kaveri deed. Each owner must complete Aadhaar e-KYC — click the blue Do e-KYC link next to the owner name and follow the Aadhaar OTP verification flow.

Survey Details (Optional)
There is also an optional Survey Details section where you can enter your village name, survey number, and sub-number to check RTC owner match. Recommended if your property has RTC records.

Phase 5 Location, Property Use & Documents

Pin Property Location on Map & Enter Postal Address

The Location of Property section shows an embedded Google Maps satellite view. Search for a landmark near your property or use a Plus Code, then place a pin on your exact plot. The portal captures GPS coordinates automatically.

Fill in the Postal Address fields below the map: Door/Plot No., Building/Land Name, Street, Nearest Landmark, Area/Locality, and Pincode. Latitude and Longitude are auto-filled from the map pin.

Upload your Property Image — a photograph taken from outside showing the front elevation. Then click Save & Next.

Fill Property Use Details & Dimensions

Under Schedule of Property, enter what surrounds the property on all four sides: East, West, North, South (e.g., Road, neighbouring plot numbers). Under Property Dimensions, enter N-S and E-W measurements in feet — the portal calculates Plot Area in Square Feet and Square Metres automatically.

Step 9a — Enter boundary details and property dimensions in feet. Plot Area is auto-calculated.

Scroll down to Details of Usage. Select Usage Category (e.g., Residential), Sub-Category (e.g., Vacant / Built-up), and Year of Construction/Usage Started. Click Save & Next.

Upload Classification Documents

In the Classification Documents section, upload supporting documents. For each document: select the Document Type from the dropdown (e.g., Property Tax Receipt, Pahani / Mutation Order), enter Document Number and Date, upload the PDF (max 5 MB), and click Save.

You can add multiple documents. Once all are added, click Proceed Next.

Phase 6 Upload Encumbrance Certificate (EC)

EC Date Rules
If deed registered after 01-04-2004: EC must cover from at least one day before your registration date to today.
If deed registered before 01-04-2004: You need two ECs — (i) EC from 01-04-2004 to at least 15-10-2024, and (ii) EC from at least one day before your registration date to 31-03-2004.

Select your Registration Deed from the dropdown, enter your EC Number in the format DSP-EC-A-XXXXXX-YYYY-YY, and click Fetch EC Details.

The EC Document Data table appears with your EC details — EC Number, From Date, To Date, Total Deeds, and whether it is the latest registration. Verify the details and click Proceed Next.

Phase 7 Payment via BBPS & Challan Status

Pay the e-Aasthi Draft Fee via BBPS

Once all sections are completed, the portal generates a payment challan. The fee is Rs. 10 only. The challan is issued in three copies — Bank Copy, ULB Copy, and Citizen Copy — all with the same Challan Number.

Pay this challan using any UPI app (PhonePe, Google Pay, Paytm) or net banking:

  • Go to Recharge & Pay Bills → Municipal Services / Government Services
  • Set the biller: Directorate of Municipal Administration, Karnataka
  • Service type: E Aasthi Draft Fee
  • Enter your Challan Number — the app fetches Rs. 10 automatically
  • Complete payment and save the receipt

Verify Challan Payment Status

After payment, verify it was processed by visiting www.mrc.gov.in/epay/checkChallanStatus.htm and entering your Challan Number. The page confirms your Payment Status, Challan Type (BBPS), and Payment Mode.

What Happens Next
After payment, your application goes to the local municipal ARO (Assistant Revenue Officer) for verification and approval. Log back into the e-Aasthi portal to track your application status. Once approved, download your digitally-signed e-Khata Certificate from the portal dashboard.
